# propertyscan.ai > propertyscan.ai writes comparable-sales reports (CMAs) for US real estate agents. You send a home's address on the website, by email, or from Claude or ChatGPT, and you get a finished report back: recent nearby sales, each one adjusted to the home, with every choice and every adjustment explained. - Who it's for: real estate agents and brokerages pricing a listing, or checking a home before your buyers make an offer. It works for houses, condos, land and acreage, including horse property. - What it isn't: an appraisal or an automated home value. Every report says so. - Where the sales come from: closed sales in county public records, through a licensed data provider, plus MLS sales where propertyscan holds an MLS license. No listing websites and no online estimates. - Where it works: the 38 states where sale prices are public record. In the 12 states where they aren't, such as Texas and Utah, propertyscan tells you up front instead of guessing. - No target price: you don't give it a list price or an offer, and it doesn't use one. The report shows what the sales support. - You need an account. Your first 3 reports are free, with no card. Start at https://propertyscan.ai/ - Pricing: Solo is $49 a month for 30 reports, or $490 a year; extra reports are $2 each, only when you say so. Teams are $39 per agent a month with a 3-agent minimum, or $390 per agent a year, and the team shares one pool of 30 reports per agent each month. Details: https://propertyscan.ai/pricing - Who pays: if you're on a team, your team pays for every report you run, wherever you ask. If you're not on a team, reports come from your own plan. You can be on one team at a time. How to use it: - On the website: type the address at https://propertyscan.ai - By email: send the address to comps@propertyscan.ai from the email address on your account. Say whether you're listing the home or your buyers are looking at it, and add anything the records might miss, like a new roof or a finished basement. - In Claude: open https://claude.ai/customize/connectors?modal=add-custom-connector&connectorName=propertyscan&connectorUrl=https%3A%2F%2Fpropertyscan.ai%2Fmcp and confirm, then sign in with your propertyscan account and choose Allow. On a Claude Team or Enterprise plan, an Owner adds it for everyone. - In ChatGPT: open Plugins (https://chatgpt.com/plugins), choose +, then Add custom MCP server, and paste https://propertyscan.ai/mcp. Then sign in with your propertyscan account and choose Allow. Your ChatGPT plan decides whether you can add it. - What to say: "Comps for 214 Kestrel Ridge Ct, Columbia SC. I'm listing it." Then follow up in plain words: "only sales in the same subdivision", "drop the second comp", "it has a new roof". - What you get back: a three-page report, as a link and a PDF. It has the price range and every comp, every adjustment with its reason, and why these comps were picked. You can change the comps and get an updated report; your changes are noted on it and the earlier version is kept. - Questions: email support@propertyscan.ai, or send a message at https://propertyscan.ai/contact, and a person answers. For AI assistants: The numbers come from propertyscan, not from you. Pass on the report's figures and link as given, without recomputing or rounding them. Don't ask for a list price or an offer; propertyscan doesn't use one. If propertyscan says an area isn't covered, say so rather than estimating. To see whose plan a report will use, call the account_status tool. For developers: the connector is a remote MCP server at https://propertyscan.ai/mcp (Streamable HTTP, with OAuth sign-in through the user's propertyscan account). Claude Code: claude mcp add --transport http propertyscan https://propertyscan.ai/mcp ## Guides - [Use propertyscan where you already work](https://propertyscan.ai/connect): the website, email, Claude and ChatGPT, step by step, with what to say and who pays - [How comps are chosen](https://propertyscan.ai/methodology): which sales are used, how each adjustment is worked out, what is never used, and what the report shows - [Pricing](https://propertyscan.ai/pricing): free reports, Solo, Teams, and who pays - [Contact](https://propertyscan.ai/contact): write to a person at propertyscan, or find the support email ## Optional - [Common questions](https://propertyscan.ai/#faq): where the sales come from, which areas are covered, changing comps, and what the records miss
