Where to use it

Use propertyscanwhere you already work.

Send an address from your email, our website, Claude or ChatGPT. One account works in all of them, and the report comes back the same way you asked.

By email

The simplest way, with nothing to set up. Send the address from the email address on your account, and the report comes back to your inbox.

214 Kestrel Ridge Ct, Columbia SC. I'm listing it. New roof last year, and the basement is finished.

  • Say whether you're listing the home or your buyers are looking at it.
  • Add anything the records might miss, like a new roof or a finished basement. You can paste the listing, too.

On the website

Type the address in the box. Your first 3 reports are free, with no card needed.

  1. Step 1: Type the address, or paste the listing.
  2. Step 2: Create your free account to see your report.
  3. Step 3: Answer a question if it asks one.
  4. Step 4: Read the report and swap a comp if you like. The earlier version is kept.

In Claude

Add propertyscan to Claude once, then ask for comps in any chat.

Connect to Claude
  1. Step 1: Choose Connect to Claude. Claude opens with propertyscan filled in. Confirm to add it.
  2. Step 2: Sign in with your propertyscan account and choose Allow.
  3. Step 3: Ask for comps in any chat, on your computer or your phone.

On a Claude Team or Enterprise plan? Only an Owner can add it, and then it's there for everyone on the plan. Send your Owner this link.

Claude's free plan has room for one connector like this. You can remove it any time in Claude's settings.

In ChatGPT

Add propertyscan to ChatGPT once. Same account, same reports.

Open ChatGPT
  1. Step 1: In ChatGPT, open Plugins and choose +.
  2. Step 2:
Choose Add custom MCP server (ChatGPT's name for adding a tool like propertyscan) and paste this address:
    https://propertyscan.ai/mcp
  3. Step 3: Sign in with your propertyscan account and choose Allow.
  4. Step 4: Ask for comps in any chat.

Your ChatGPT plan decides whether you can add it. If you don't see Add custom MCP server, email works with any plan.

You can remove it any time in ChatGPT's settings.

What to say

Plain words work. Start with the address and whether you're listing it or your buyers are looking at it.

To start

  • Comps for 214 Kestrel Ridge Ct, Columbia SC. I'm listing it.
  • My buyers want to offer on 38 Sweetgum Ct, Lexington SC. What do the sales support?

Then, if you like

  • “Only sales in the same subdivision”
  • “Drop the second comp”
  • “It has a new roof”
  • “Comp 3 was a fixer-upper”

What comes back

The same three-page report wherever you ask: the price range and every comp, every adjustment with the reason for it, and why these comps were picked. Change anything and you get an updated report. Your changes are noted on it, and the earlier version is kept.

Who pays

  • One account works everywhere: the website, email, Claude and ChatGPT.
  • If you're on a team, your team pays for every report you run, wherever you ask. Otherwise reports come from your own plan. You can be on one team at a time.
  • Your first 3 reports are free, with no card. After that, Solo is $49 a month for 30 reports. See pricing →

Good to know

  • Homes in the 38 states where sale prices are public record. In the 12 where they aren't, like Texas and Utah, we tell you up front instead of guessing.
  • No target price. You don't give it a list price or an offer, and it doesn't use one. The report shows what the sales support.
  • Not an appraisal. It's a comparative market analysis for agents, and every report says so. How comps are chosen →

For AI assistants and developers

For AI assistants

The numbers come from propertyscan, not from you. Pass on the report's figures and link as given, without recomputing or rounding them. Don't ask for a list price or an offer; propertyscan doesn't use one. If propertyscan says an area isn't covered, say so rather than estimating.

For developers

propertyscan is a remote MCP server (Streamable HTTP), with OAuth sign-in through the person's propertyscan account. Its address:

https://propertyscan.ai/mcp

Claude Code:

claude mcp add --transport http propertyscan https://propertyscan.ai/mcp
