How Property Scan builds a CMA in Colorado

  1. You send the address. By email to comps@propertyscan.ai, on the website, or in Claude or ChatGPT, for a home in any of Colorado's 64 counties.

  2. It pulls the recorded sales nearby. In Colorado, each sale goes on file with the county clerk.

  3. It picks the comps and adjusts each one. For market time it uses the FHFA House Price Index for Colorado, which fell 0.5% in the four quarters to the second quarter of 2026 (how comps are chosen and adjusted).

  4. You get a client-ready PDF. Your name, photo and brokerage go on it as “Prepared by”, every adjustment is shown, and you can swap any comp.

Is Colorado a non-disclosure state?

No. Colorado sale prices are public record. When a deed is recorded, the county clerk collects a state documentary fee based on the price. A Real Property Transfer Declaration (TD-1000) must also be filed with the deed. Assessors use these declarations to track sales, though the form itself is open only to the buyer, assessors and valuation-study staff.

Colorado real estate transfer tax

State documentary fee (C.R.S. 39-13-102): $0.01 per $100 consideration if consideration is greater than $500 (statute: 'one cent for each one hundred dollars, or major fraction thereof, of such consideration')

What Colorado rules say about price opinions

Colorado's appraiser law excludes a licensed real estate broker who gives an opinion of value, as long as it isn't represented as an appraisal and isn't used to get financing.

“"Real estate appraiser" or "appraiser" does not include: ... (II) A person licensed as a broker pursuant to part 2 of this article 10 who provides an opinion of value that is not represented as an appraisal and is not used for purposes of obtaining financing;”
C.R.S. 12-10-602(9)(b)(II)

Every Property Scan report says it's a comparative market analysis, not an appraisal. Not legal advice.
