The short version
- Property Scan is for licensed real estate agents and their teams.
- A report is a comparative market analysis, not an appraisal. Check it before you rely on it: the price you suggest and the advice you give are yours.
- Your first 3 reports are free. Paid plans can be cancelled anytime.
Who can use Property Scan
Property Scan is for licensed real estate agents and the people who work on an agent's team. When you sign up, you confirm that's you.
You need to be at least 18 and able to agree to these terms. If you use Property Scan for a team or a brokerage, you agree to them for it too, and you confirm you're allowed to.
Buying or selling a home? Your agent can run a report for you.
Your account
You sign in with Google, or with your email and a one-time code. Use your real name: it prints on your reports.
Keep your email account secure, since it's how you get into Property Scan. You're responsible for what's done with your account. If you think someone else got in, tell us right away at support@propertyscan.ai.
One account per person, and don't share yours. To work together, start a team.
Free reports, plans and billing
Free reports. Your first 3 reports are free, with no card. One free trial per person.
Plans. After that, Solo is $49 a month for 30 reports, or $490 a year. Teams are $39 per agent a month, or $390 per agent a year, from 3 agents, on one bill, and the team shares 30 reports per agent each month. Current prices are on the pricing page.
What counts as a report. A report counts once it's finished, and changes to it are included. A report that can't finish, or a home in an area we don't cover yet, doesn't count. A plan's unused reports don't carry over to the next month.
Extra reports. Once a month's reports are used, extra reports are $2 each, only if you turn them on (on a team, a team admin does). They're added to your next bill.
Billing. Plans renew automatically each month or year, and Stripe charges the card on file at the price then in effect, until you cancel. If a payment fails, new reports pause until it goes through, and your saved reports stay.
Cancelling. You can cancel Solo or Team anytime in Settings. Your plan runs to the end of the month or year you've paid for, and you won't be charged again. We don't refund partly used months or years.
Price changes. If we change a price, we'll email you at least 30 days before it applies to you.
Teams
A team admin starts the plan, invites agents by email, and manages seats and billing. While you're on a team, it pays for every report you run, wherever you ask. You can be on one team at a time, and joining one ends your own Solo plan at the end of its current month or year.
Team admins see every report the team pays for. Those reports belong to the team, so if you leave it, you no longer see them, including the ones you made.
What a report is, and what it isn't
A report is a comparative market analysis for agents: recent closed sales near the home, each adjusted to it, with every adjustment shown. It isn't an appraisal or an automated home value, and every report says so.
It's made from closed sales in county public records, through a licensed data provider, plus MLS sales where we hold an MLS license. Records can be wrong, incomplete or weeks to months behind, and they don't show condition, updates or features like a barn. Each report says how recent its latest sale is and which details came from you or from a listing. The whole method is on How comps are chosen.
You're the professional. Check the comps and the numbers before you rely on them. The price you suggest, the advice you give, and following fair housing law, your MLS's rules, your brokerage's policies and your state's real estate rules are your responsibility.
Using it fairly
Use Property Scan for your real estate work. Don't:
- scrape the site or the reports, or pull data out in bulk;
- copy the sales data out of reports into your own database, or resell or pass on Property Scan or its data;
- use it to discriminate against anyone, or in any way that breaks fair housing or other laws;
- present a report as an appraisal;
- send us listing text, photos or logos you don't have the right to share;
- open extra accounts for more free reports, get around limits, or try to break, probe or overload Property Scan.
Asking on the website, by email or in Claude or ChatGPT is fine, and so is sharing a report with a seller, a buyer, an appraiser or your broker.
Your content and ours
Yours. What you send us, like addresses, listing text, your headshot and logo, and your changes, stays yours. You let us use it to make, keep and deliver your reports and to run Property Scan.
Your reports. You can use, print and share the reports you get as part of your real estate work.
Ours. The software, the site, the report design and our written method belong to us. The sales data comes from public records and our data providers; you may use it as it appears in your reports.
Ideas. If you send us suggestions, we can use them without owing you anything.
Availability and changes
We work to keep Property Scan running, but it may sometimes be slow, down, or unable to finish a report. A report that doesn't finish doesn't count.
We may add, change or remove features and the areas we cover. If a change takes away something you pay for, we'll tell you ahead of time.
Disclaimers
Property Scan and every report are provided "as is" and "as available". As far as the law allows, we make no warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose and non-infringement, and including that the data is accurate, complete or current, that Property Scan will always be available, or that a home will sell at any price in a report.
Limits on our liability
As far as the law allows, we aren't liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, commissions, deals or data, even if we were told they might happen.
Our total liability for all claims about Property Scan is limited to what you paid us in the 12 months before the claim arose.
Some places don't allow these limits, so some of them may not apply to you.
Ending your account
You can stop anytime: cancel your plan in Settings, and write to support@propertyscan.ai if you want your account deleted.
We can suspend or close an account that breaks these terms or puts Property Scan, our data providers or other people at risk. Where we can, we'll tell you why first. If we ever shut Property Scan down, we'll email you at least 30 days before, and refund the unused part of any yearly plan.
When an account closes, your own reports go with it, so keep the PDFs you need. Reports a team paid for stay with the team. The parts of these terms about content, disclaimers, liability and the law still apply.
The law that applies
These terms are governed by the laws of the State of South Carolina, United States, without regard to its conflict-of-law rules. Any dispute about them or about Property Scan will be decided only by the state or federal courts in South Carolina, and you and we agree to those courts' jurisdiction.
These terms and our Privacy Policy are the whole agreement between you and us about Property Scan, unless we've signed a separate agreement with you. If a court finds part of them unenforceable, the rest still applies.
Changes to these terms
We may update these terms as Property Scan changes. If a change matters, we'll email you at least 30 days before it applies and update the date at the top. Using Property Scan after that means you accept the new terms; if you don't, you can cancel before they apply.
