Where the sales come from in Florida

Florida's documentary stamp tax is figured on the price and paid to the county clerk of court when the deed is recorded. County property appraisers report every sale to the Florida Department of Revenue, which publishes the sales files.

Documentary stamp tax on deeds (s. 201.02, F.S.): 70 cents on each $100 or portion thereof of the total consideration. In Miami-Dade County, 60 cents per $100 plus a surtax of 45 cents per $100 (s. 201.031, F.S.); the surtax does not apply to documents transferring only a single-family dwelling.

Florida has 67 counties. Property Scan covers any of them, pulled on demand.

Official open data on Florida sales:

Every comp in a Property Scan report is a closed sale with a recorded price, adjusted for market time with the FHFA House Price Index for Florida, which rose 1.0% in the four quarters to the second quarter of 2026 (how comps are chosen and adjusted).

Pricing opinions under Florida rules

Florida's appraiser licensing rule does not apply to a broker or sales associate who, in the ordinary course of business, does a CMA or gives a price opinion. It may never be called or treated as an appraisal.

“This section does not apply to a real estate broker or sales associate who, in the ordinary course of business, performs a comparative market analysis, gives a price opinion, or gives an opinion of the value of real estate. However, in no event may this comparative market analysis, price opinion, or opinion of value of real estate be referred to or construed as an appraisal.”
Fla. Stat. §475.612(3)

Every Property Scan report says it's a comparative market analysis, not an appraisal. Not legal advice.
