What Idaho rules say about broker price opinions

Any active Idaho licensee, salesperson or broker, may give a price opinion for a prospective listing or sale. Only a broker or associate broker may prepare a written 'broker price opinion', and it must carry disclaimers saying it is not an appraisal (Idaho Code 54-4105(3)). A broker price opinion cannot be used in place of an appraisal in a federally related transaction.

“An actively licensed salesperson or broker may, in the ordinary course of business, give an opinion of the price of real estate for the purpose of a prospective listing or sale. Only an actively licensed broker or associate broker may prepare and render a broker price opinion, as defined in this chapter.”
Idaho Code § 54-2038(3); see also § 54-4105(2)-(3)
