How Property Scan builds a CMA in Illinois

  1. You send the address. By email to comps@propertyscan.ai, on the website, or in Claude or ChatGPT, for a home in any of Illinois's 102 counties.

  2. It pulls the recorded sales nearby. In Illinois, each sale goes on file with the county recorder.

  3. It picks the comps and adjusts each one. For market time it uses the FHFA House Price Index for Illinois, which rose 5.6% in the four quarters to the second quarter of 2026 (how comps are chosen and adjusted).

  4. You get a client-ready PDF. Your name, photo and brokerage go on it as “Prepared by”, every adjustment is shown, and you can swap any comp.

Is Illinois a non-disclosure state?

No. Illinois sale prices are public record. The buyer and seller (or their agents) file an Illinois Real Estate Transfer Declaration (Form PTAX-203) with the deed at the county recorder, usually through the state's MyDec system. It states the 'full actual consideration (sale price)'. State and county transfer stamps are figured from it, and counties and the Department of Revenue use it to 'collect sales data' for assessment studies.

Official open data on Illinois sales:

  • Cook County Assessor: Parcel Sales'Parcel sales for real property in Cook County, from 1999 to present', with sale date, sale price, deed type and MyDec fields. Filtered, but the publisher warns it likely still includes some non-arm's-length sales.
