What Missouri rules say about CMAs and broker price opinions
Licensed brokers and salespersons don't need an appraiser license to prepare a CMA or broker price opinion. Missouri law says each one is not an appraisal and must say so.
“(2) Any licensed real estate broker or salesperson who prepares a comparative market analysis or a broker price opinion; ... A comparative market analysis is not an appraisal and shall specifically state it is not an appraisal”
