Where the sales come from in New York

Every deed recorded in New York must come with a Real Property Transfer Report (Form RP-5217 outside New York City; ACRIS filings in NYC) that states the sale price. County clerks send these reports to the state and to local assessors, and the state publishes the sales. The seller pays the state's base transfer tax and the buyer pays the mansion tax; if either one doesn't pay, the other must (Department of Taxation and Finance).

New York State real estate transfer tax (plus the 'mansion tax'; extra taxes in NYC): "Tax is computed at a rate of two dollars for each $500, or fractional part thereof, of consideration." "An additional tax (mansion tax) of 1% of the sale price applies to residences where consideration is $1 million or more." NYC sales also owe additional base and supplemental taxes on high-value sales (residential $2 million+ / $3 million+).

New York has 62 counties. Property Scan covers any of them, pulled on demand.
